Room Available in Beautiful SW Arlington Suburbs

I am the owner of a 2500 sq foot home. I currently live alone with two indoor only cats. I keep the place very clean and pet dander free.
The home is fully updated with new appliances. My job requires me to work from home 50% of the time which mostly occurs in my home office. I am up early to goto the gym before work.

The room for rent is located on the opposite end of master bedroom down a private hallway located next to my furnished guest bedroom and office.

You will have a private bathroom to yourself but would be used as a guest bathroom if/when people visited (which is rarely) the home which I would provide ample notice ahead of time in which I’d ask for it to be guest ready.

I am room-by-room modernizing my home by myself but will never leave any construction in a way that may cause danger to the roommate but roommate must be open to the fact that I will be doing DIY projects around the home.

Looking for roommate that can be quiet or social. I’m okay with both! I like my alone time and will respect yours as well but it’d be a plus if I gained a friend in the process. I do drink on occasions but am not much of a partier, more of a homebody. Want a roommate that can enjoy the property as much as I do and am okay with you bringing guests over but also ask you and your guests to respect the property as if it’s their own.

I am okay with people who vape but do not want any cigarette smokers as the smell gives me migraines.
