Seeking New Roommate on Annual Lease

Hello! I’m a grad student in her mid-20s seeking a new roommate to join my annual lease this August/1st Week of September. I have an amazing 2 bed/2 bath apartment with bay windows and southeastern exposure overlooking Cathedral Square Park (the bay window in the living room enables some great western exposure too during sunsets).

The red outlined room, bathroom, and closets in the attached layout are those up for rent. I reside in the master bedroom, and my current roommate and I have an agreement where I pay a higher rent than her for the privilege of that extra space. Additionally, I would like to note that the $952 includes $35 for some utilities and $135 for assigned underground parking. The monthly parking fee is optional. My current roommate and I split the remaining utilities (electric and internet), and typically pay $40-80 each per month on those utilities, depending on how much electricity we use. Furthermore, my landlord raised the rent by $45 per person last September to account for rising building-provided utility expenses (water, gas, sewer, trash). If the landlord raises rent by a similar factor this September, I expect that your portion of the rent will be closer to $1000 than $952, assuming you choose to park in our garage and assuming you do not have a cat. If you have a cat, there is an additional $25 fee per month. Lastly, there may be an initial fee for a refundable security deposit and for amenities. I am not sure if those are considered fully covered since I paid them upon signing a couple years ago. If you are seriously interested in rooming, I will inquire about those fees with my landlord.

I have supplied ~85% of furnishings in the common space, but I’m flexible on furnishings and there is certainly space to add furniture you may have! My current roommate has a cat, so any cat toys/beds/furniture you see in the photos will be gone, and my current roommate and I will thoroughly clean the apartment to remove any residual cat hair. I am someone who values a clean home and am hoping to find a roommate who shares that value. I am also hoping that my new roommate and I will enjoy spending time together out exploring the city and staying in for movie/wine/game nights with friends. A heads up, however, that I am not really one for partying and heavy drinking.

My building is chock-full of great amenities: underground parking, app-based laundry facility, gym (equipped with ellipticals, treadmills, rowing machine, stationary bike, spin studio, weights, and more), work/study space, party room with kitchenette, tv, and pool table, enclosed patio with grills, picnic tables, and lounge chairs, secure entry, security cameras, onsite management and maintenance, elevators, A/C, secure package service, mail room, and more!

Additionally, we are within very close walking distance of a huge grocery store, several restaurants, bars, coffee shops, churches, parks, and MSOE. A slightly longer walk will get you to the lakefront, downtown, the riverwalk, and more. And a quick ride on the Hop or bus (both pick up within a half block of the building entrance) will take you to the Third Ward, Marquette, UWM, and more! Our location on Cathedral Square Park is also perfect for anyone who enjoys festivals like Bastille Days or Jazz in the Park during the summers.
